PROPERTY DEED

The purpose of our Program  is to facilitate our customers obtain the title deed of the easiest, fastest , economical and easy payment way.

Your title or deed protects your assets legally and this has a cost for you independent of the value of the land as it usually does. The process to do this on your own as normally is lengthy, costly and tedious, so we offer our customers do through our department of customer service, for a total average cost of $ 3.500, by this you avoid the time, effort, high costs, and hassle which can cause this procedure. Its processing costs depend on the value of the purchase price of their land, area, date of purchase, exchange rate, market conditions and legal reforms in this area on average.

We handle this in three stages.

 

FIRST STAGE

 

To begin the process required to meet the following requirements:

If you are Mexican or has dual citizenship will need the following:

• Valid official ID with photograph and signature (passport, credential INE, driver's license etc.).
• Proof of residency in Mexico (with up to 30 days old).
• A certified copy of your marriage certificate (if at the time of purchase signed with your spouse).
• Letter issued by Grupo Aries that states that the Lot has been paid in full.
• Receipt of all payments of your lot.
• Be current with their maintenance fees.
• Copy of document physical delivery of the Lot.

Note : If your marriage is under the agreement as Joint Property, your spouse must submit the same requirements described above.

 

If you are a foreign client:

• Valid official ID with photograph and signature (passport, driver's license issued by DMV).
• Proof of residency in Mexico with more than 30 days old.
• Original your FM3.
• Original permission of the Ministry of Foreign Affairs to invest in Mexico.
• Letter issued by Grupo Aries that states that the Lot has been paid in full.
• Receipts of all payments of your lot.
• Be current with their maintenance fees.
• Copy of document physical delivery of the Lot

SECOND STAGE

Once all requirements are together, it is necessary to schedule an appointment with an executive of customer service by calling:

In the meeting the most convenient way will be analyzed to obtain the deed, either by a Notary Public or a Trust

At this point you’ll  have two options:

1. Arrange on your own all the necessary documents, pay taxes and manage the process in the corresponding dependency.

2. Choose us to do it all for you in a package that already includes all costs, paperwork to all government agencies and tax payments. All this with the ease of made in one payment.

If you choose us to do it all for you, it saves you the following documents:

• No liens certificate.
• Processing of Certificate of Municipal Tax encumbrance.
• Municipal Tax Payment known as ISABI.
• Processing of Certificate of payment of CESPT.
• Assessment and Payment Processing.
• Preparation of survey certificate of the Lot by certified Expert.
• Filling of formats and overall follow up of the paperwork.
• Management at the Public Notary, General processing of writing.
• RPPC Registration of title or deed in your case.
• Manage the process of trust to a banking institution.

 

THIRD AND FINAL STAGE

In the final stage you will be summoned before the notary to sing your deed. Once signed we will proceed with the registration of the deed documents, once the deed is registered, it will be delivered to you.
